SP21-00003 - Lyndhall Apartments – 64 University Way – Landowner Neighborhood Investments, LLC has submitted a Special Use Permit Application for this property which is also identified by City Real Estate Parcel Identification No. 050048000 (“Subject Property”). Pursuant to City Code Sec. 34-420 and Sec. 34- 158, an application has been submitted requesting a Special Use Permit to increase density from 21 Dwelling Units per Acre to 48 Dwelling Units per Acre. The applicant is proposing to renovate an existing multifamily dwelling containing 9 residential dwelling units, in order to allow for a total of 16 dwelling units. Per Section 34-162(a), the application also requests a reduction in required setbacks to address the current non-conforming status of the building and modification of parking standards to permit a proposed off-street parking area location. The Subject Property is approximately 0.34 acres with road frontage on University Way. The Comprehensive Land Use Map for this area calls for High Density Residential.
